Keep The Cooling System In Top Shape-The Cooling System Maintenance Checklist

Non performing HVAC systems are a burden not just on the pocket, but the environment too. To ensure that the HVAC systems perform efficiently, regular inspection and maintenance by licensed professionals is mandatory. This not only helps you to lower the electricity bills, but also extend the life of the equipment.  

Maintenance Checklist for HVAC systems

  • Replace the filter every 90 days, though check it every month. Replace it with the pleated filter, which Is more efficient
  • There should be at least two feet clearance around the outdoor heat pump/air conditioning unit
  • The thermostat setting should be set to cooling or heating that is comfortable for you as that will save energy
  • Check the voltages on motors and tighten all electric connections
  • All moving parts should be well lubricated to reduce friction
  • The condensation drain should be inspected as a blocked drain affects the humidity levels and may cause water damage
  • The controls of the HVAC systems should be checked for safe operation. The system must start, operate and shut off properly
  • The coils of the condenser and evaporator must be cleaned to sustain the cooling efficiency of the HVAC cooling system. If the coils are dirty, more energy is required to cool the area, which makes the system run longer, use more energy and increase the power bills
  • The central air conditioner refrigerant level must be checked and adjusted for optimal performance of the cooling system. Too less or too much refrigerant increases the cost, reduces the life and efficiency of the HVAC system
  • The blower components must be cleaned and adjusted for proper air flow and comfort levels. The blower assembly consists of a blower housing, blower wheel and motor
  • For older models of the HVAC system, the motor needs lubrication and the fan belt may need to be replaced
  • Inspection of fan motor and blades
  • Control box includes contractors, relays, circuit board, capacitors and other accessories. The control box must be checked for damage to the electrical parts
  • The compressor and associated tubing should be checked for damages
  • Inspection of the duct line for leakages in air flow
When the system is in operation

  • Monitor the system for its capabilities
  • Make a note of an abnormal sound if any
  • Search for unusual odors
  • Check the vent system for blockages or irregular air flow
